1. Agreement

These terms govern use of miareserve.com and payment at checkout. Paying, or using the site to place an order, means you accept them. If you do not accept them, do not pay.

They sit with our Privacy, Cookies, Shipping, and Returns pages. Those pages are part of this contract.

2. Who we are

Trading name: MIA RÉSERVE. Contact: [email protected]. We sell a curated luxury lifestyle marketplace to guests in the EU and the USA. Clothes and houses are two faces of the same holiday. Currency is EUR.

3. The marketplace

MIA RÉSERVE is the merchant of record. Guests pay the platform. Independent vendors fulfil: Maison Aureliana ships fashion; Fantasia Villas hosts stays and experiences. We keep a platform fee and transfer the rest on Stripe Connect (separate charges and transfers).

We edit what appears. We do not promise every piece the maison sells, or every house the host owns.

4. Eligibility

You must be 18 or older to place an order. By paying you confirm that. Stays are private houses, not hotels. You are responsible for travel documents, entry rules, and who you bring.

5. No guest accounts

There are no guest accounts yet. Checkout uses the name and email you type. Keep that email. We cannot reset a password we do not have. The bag on this site lives in your browser until you clear it.

6. Orders and payment

Prices are in EUR, as shown. Fashion is due in full. A stay takes 30% now. An experience is due in full. Payment is taken by Stripe. We do not store full card numbers.

Checkout must send the lines you are buying. A charge creates a contract with MIA RÉSERVE for those lines, on these terms.

Stripe may send its own receipt. That is Stripe's. We do not promise a house email until that send exists.

7. Platform fees

The rest of each amount paid now is transferred to the vendor. [TO COUNSEL: confirm the same 16% applies when the stay remainder is collected.]

8. Fashion

You pay in full. The maison fulfils. The piece ships from the maison, not from a Fantasia house. We collect a ship-to for fashion at checkout. We sell to the EU and the USA. Timelines are as the maison ships — see Shipping.

Returns follow the maison's policy and are processed through the platform. Write [email protected]. Do not treat the host as a returns desk. Detail: Returns.

9. Stays

Minimum two nights. 30% of the stay is due now to reserve. The remaining 70% is collected before arrival by invoice or a second charge on a pay link we send after the dates are held.

We confirm dates with Fantasia the same day, by a person, until a calendar exists. A deposit is not a confirmed house until that check is done. If the dates cannot be honoured, a refund path exists: write [email protected]. Refunds are issued manually on Stripe. There is no self-serve refund button.

The host fulfils the stay: the house, arrival, house rules. We take the money and pass the reservation. Cancellation: Returns (draft pending counsel).

10. Experiences

Chefs, butlers, a day on the water — bound to a house we actually sell. You pay in full now. The host fulfils. 16% of that amount stays with the platform. Dated services. Cancellation is not a finished product; write [email protected]. [TO COUNSEL: experience cancellation schedule.]

11. Who is liable for what

Split, not a slogan:

• Platform (MIA RÉSERVE). Checkout, the charge, the fee, the Stripe transfer, passing the order to the maison or host, coordinating a refund when one is due.
• Maison. The piece: quality, size as listed, packing, the actual shipment from the atelier.
• Host. The house and the experience: dates, the building, arrival, what was listed.
• Guest. Accurate name, email, ship-to for fashion, dates and party size, house rules, lawful travel.

We are not the maison and we do not occupy the house. A claim about silk goes to us first; we take it to Aureliana. A claim about a terrace goes to us first; we take it to Fantasia. You do not pay the vendor off-platform to skip these terms.

12. Guest obligations

• Give a working email and a true name.
• Give a ship-to we can use when the bag has fashion.
• Keep stay dates to two nights or more, with a party the house can hold.
• Follow the house rules the host publishes.
• Do not treat a deposit as a confirmed calendar until we have checked with Fantasia.

13. Prohibited uses

• Pay with a card you have no right to use, or test stolen numbers.
• Scrape the catalog, harvest prices, or copy galleries for a competing shop.
• Resell a stay you booked here, or list a house you have no right to offer.
• Harass a maison, a host, or our people.
• Use the site for anything illegal in your country or in the country of the house.
• Bypass checkout, fees, or Stripe.

We may refuse an order, cancel a reservation that breaks this list, and keep a record for fraud.

14. Intellectual property

The wordmark MIA RÉSERVE, this site, and our copy are ours. Maison and host photographs and product names remain theirs. You get no licence to copy the catalog. Copyright complaints: [email protected].

15. Ask the house

Ask the house is live. It uses only the published catalog. It does not invent a house, a piece, a rate, or a free week. Dates with Fantasia are confirmed the same day. It is not a substitute for these terms.

16. Warranties

THE SITE AND THE CHECKOUT ARE PROVIDED AS AVAILABLE. WE DO NOT PROMISE UNINTERRUPTED ACCESS, AND WE DO NOT PROMISE THAT A HOUSE IS HELD UNTIL FANTASIA HAS CONFIRMED THE DATES. DESCRIPTIONS COME FROM THE MAISON AND THE HOST; WE EDIT, WE DO NOT MANUFACTURE THE SILK OR THE STONE.

Nothing in these terms takes away mandatory consumer rights in your country. Where the law does not allow a disclaimer, that disclaimer does not apply to you.

17. Limitation of liability

To the extent the law allows, MIA RÉSERVE is not liable for indirect, incidental, or consequential loss — missed flights, mood, a week that felt wrong. For a direct claim about an order, our liability is capped at the amount you paid us for that order (the fashion total, the stay deposit, the experience total, as applicable).

Some places do not allow these limits. There, our liability is limited to the maximum the law permits. [TO COUNSEL: cap, carve-outs, consumer non-excludable rights.]

This cap does not limit liability that cannot be limited: death, personal injury, or fraud by us.

18. Indemnity

If your use of the site, a false ship-to, or a stay that breaks house rules causes a claim against us, you will cover reasonable costs we incur, to the extent the law allows. [TO COUNSEL: whether this binds EU consumers.]

19. Governing law

[TO COUNSEL: governing law country and courts. Note guests are in the EU and the USA. Mandatory consumer protections in the guest's country may still apply and must not be written out.]

20. Changes

We may update these terms. The new date sits at the top. Continued use after that date is acceptance. For a change that alters money already taken, the terms in force at the charge apply to that order unless the law says otherwise.
